Unlike a normal mortgage, a mezzanine loan is taken out on the collateral of a company’s stock rather than a piece of real estate. CMBS Conduit Loans
CMBS conduit loans (also known as conduit loans, CMBS loans or securitized loans) are commercial real estate loans secured by mortgages on income-producing properties that have been pooled with other similarly underwritten commercial real estate loans that provide collateral for debt securities that are created from the pool of loans and sold to bond investors. The bonds created from the pool of loans are Commercial Mortgage Backed Securities (CMBS). CMBS conduit loans are typically originated by commercial lenders through the commercial mortgage broker community. The closed loans are warehoused until a sufficient amount of loans are closed to achieve minimum economic pool size (typically $1 billion). Lenders typically team-up every 2-3 months and contribute their share of closed loans to reach required pool size quicker, reducing risk.
